Easter is the busiest time of the year for estate agents as winter recedes and there is bright sunshine and warmth. It almost seems that the fresh air itself spreads positive energy and many tend to buy property during this period.

Property experts say that during this time of the year, the properties look their best as there is greenery all around and abundant sunshine inside the house making it look brighter and more spacious.

The spring selling season really begins with Easter. People typically see the Easter weekend as a good opportunity to get out and see properties. The internet has changed the way how people view properties, but most buyers still visit areas they’d like to buy in.

The evenings become lighter and people get time to see property after work. Spring time is also when parents tend to choose a school for their children and why they look out for a house which is in the catchment area of their desired school.

Most sales take at least 8-12 weeks so keeping a clutter-free home, a well-maintained garden, a fresh coat of paint and dust-free surfaces might just give you the edge when attracting buyers.

When choosing an estate agent try to ensure that you find one that specialises in the sale of property similar to yours – there’s little point in using an agent that tends to sell starter homes if you’re selling a palatial pile, and vice versa! If you can’t find a traditional estate agent that specialises in selling your type of property then there are alternatives, such as ‘we buy any house’ companies around the UK.

You’ll need a solicitor so do your shopping around before you sell, it will save a lot of time later as they will need to send letters of engagement and obtain ID etc.

It’s well worth spending the time and effort to make those little improvements to your home. Not only will it make it more enjoyable to live there during marketing but will also attract more viewers (remember most people make their mind up online these days) and therefore the chance of a better price.

So, if you have been putting off the idea of selling your house it’s time to start your spring-clean as Easter is just around the corner!
